What we look for

A thorough inspection covers more than shingles

Our inspections go beyond a quick walk-around. We check flashing at chimneys, skylights, and valleys — the spots most likely to leak first. We assess decking condition, ventilation, gutters, and fascia. Every finding is photographed and explained in plain language so you know exactly what you're dealing with, whether that's nothing, a minor repair, or a roof that's approaching end of life. We inspect all roof types we install: asphalt shingle (architectural and 3-tab), standing-seam and exposed-fastener metal, cedar shake, slate, and TPO/EPDM/PVC flat-roof systems.

  • Pre-purchase & real estate

    Buying or selling a home? We give you an independent, documented assessment of the roof's condition and remaining service life — before you close.

  • Storm damage assessment

    After hail, wind, or a fallen branch, we inspect, document the damage, and provide a detailed report you can hand directly to your insurance adjuster. We coordinate with adjusters and don't pressure you into a claim if a repair is the smarter move.

  • Annual maintenance inspection

    Small problems found early are cheap fixes. An annual inspection catches lifted flashing, cracked caulk, and minor granule loss before they become interior water damage. We'll note what needs attention now and what can wait.

Working with your insurance adjuster

Storm damage claims can be confusing. Smoketest Roofing has documented hundreds of claims for Portland-area homeowners and knows what adjusters need to approve a repair or replacement. We photograph every affected area, note the cause and extent of damage, and prepare a written scope of work that matches industry estimating standards. If your insurer disputes the scope, we'll be on-site with the adjuster. One thing we won't do: push you into filing a claim when a targeted repair is the honest answer. That's not good for your premiums, and it's not how we operate.

What homeowners ask before booking an inspection

  • How long does a roof inspection take?

    Most residential inspections take 45 minutes to an hour and a half, depending on roof size and complexity. We'll give you a time window when you book. You don't need to be home, but we'll walk through findings with you if you are.

  • Do I get a written report?

    Yes. Every inspection includes a photo-documented report emailed to you within one business day. It covers condition by roof section, any deficiencies found, and our recommended next steps — whether that's nothing, a repair, or a replacement quote.

  • Is the inspection really free, or will I be pressured to buy something?

    The inspection is genuinely free through July, no strings attached. If we find nothing wrong, we'll tell you that. If we find something, we'll give you a fixed-price repair or replacement estimate — which you can take or leave. We don't use inspections as a sales funnel.

  • Can you inspect a roof before I buy a house?

    Absolutely. Pre-purchase inspections are one of the most common things we do. We'll give you an honest assessment of condition and remaining service life so you can negotiate with confidence or walk away if the roof is a deal-breaker.

  • My insurance company sent their own adjuster. Do I still need you?

    It's worth having an independent set of eyes. Insurance adjusters work for the insurer, not for you. We've helped many homeowners identify damage that was initially overlooked in an adjuster's report. There's no cost to get our assessment before you accept a settlement.

  • Do you inspect commercial roofs and flat roofs?

    Yes. We inspect and maintain all the roof types we install, including TPO, EPDM, and PVC flat-roof systems common on commercial buildings and HOA properties. Commercial inspections are quoted individually based on square footage and access requirements.
