We install all three major low-slope membrane systems and help you choose the right one for your building, climate exposure, and budget. **TPO (Thermoplastic Polyolefin)** — Energy-efficient, heat-welded seams, and strong resistance to UV and puncture. A solid choice for most Portland-area commercial buildings. **EPDM (Rubber Roofing)** — Proven for decades in the Pacific Northwest's wet climate. Flexible in cold weather and straightforward to repair if damage occurs. **PVC (Polyvinyl Chloride)** — Chemical-resistant and ideal for roofs exposed to grease or industrial exhaust. Hot-air welded seams create a watertight bond. Manufacturer material warranties pass through directly to the building owner. We'll walk you through the specs before you sign anything.

**1. Free on-site inspection** — We walk the roof, check drains, penetrations, and the existing substrate. You get a written report with photos. **2. Fixed-price estimate** — One number. No allowances, no unit-price surprises. We scope the job completely before we quote it. **3. Scheduled installation** — We coordinate around your business operations. The same crew handles tear-off, substrate repair, and membrane installation. **4. Photo documentation** — Every stage is photographed. You receive a complete job record, which also supports any future warranty claim. **5. Final walkthrough** — We review the finished roof with you, confirm drainage is clear, and hand over warranty documents before we leave the site.

How long does a commercial flat roof last?
It depends on the membrane type and how well the roof is maintained. A properly installed TPO or PVC system typically lasts 20-30 years. EPDM can last 25+ years in the Pacific Northwest climate. Our 50-year workmanship warranty covers installation defects for the life of the building — well beyond the typical contractor guarantee of 10-25 years.
Do you work on occupied buildings?
Yes. Most of our commercial projects are on occupied buildings. We schedule work to minimize disruption, use temporary waterproofing when needed during multi-day projects, and coordinate access with your property manager or facilities team.
Which membrane system is right for my building?
The right choice depends on your roof's slope, drainage design, any chemical or grease exposure, and your long-term budget. TPO is the most common choice for Portland-area commercial buildings. PVC is worth the premium if the roof is near kitchen exhaust or industrial equipment. We'll give you a straight recommendation — and the reasoning behind it — during your free inspection.
Can you handle insurance claims for storm or hail damage?
Yes. We inspect and document the damage, prepare a detailed report suitable for your insurer, and can coordinate directly with your adjuster. We don't pressure you into filing a claim — if the damage is minor and a repair makes more sense, that's what we'll quote.
Do you offer financing for commercial projects?
We offer 0%-down financing options on qualified replacements through a regional lender, with terms from 24 to 84 months. Ask about eligibility when you request your estimate.
Are you licensed to work in Washington as well as Oregon?
Yes. We're licensed in both states — Oregon CCB #123456 and Washington #ROOFER123XX. We carry $2M general liability and full workers' compensation coverage. Certificates of insurance are available on request.
